Preconstruction Manager (MEP) at Procraft Mechanical

As a Preconstruction Manager at Procraft Mechanical (a proud Modigent company), you will be instrumental in leading the planning and coordination of projects from inception to construction. Your primary role will involve overseeing cost estimates, developing project schedules, and collaborating with clients, internal teams, and engineers to ensure project feasibility and alignment with client goals.

We are seeking a dynamic professional who excels in strategic problem-solving, relationship-building, and delivering exceptional value to clients. The ideal candidate will have a proven track record of managing preconstruction processes, engaging with key stakeholders, and crafting tailored solutions to meet project-specific needs.

Essential Job Functions:
  • Lead client and stakeholder meetings to gather critical project requirements for preconstruction planning and budgeting.
  • Foster strong, long-term relationships with internal teams and external clients through clear and effective communication.
  • Drive project acquisition by developing accurate conceptual and detailed budgets using narrative, schematic design, or design development documents.
  • Evaluate building and system requirements to prepare precise bids from initial development through final construction documents.
  • Create preliminary sketches for mechanical systems (ductwork, piping, plumbing) to support budget estimation.
  • Prepare detailed technical reports, proposals, and correspondence that reflect expertise and align with client needs.
  • Collaborate with engineering teams to oversee the development of construction drawings and documents, ensuring quality and accuracy.
  • Identify potential design challenges, code compliance issues, and provide proactive solutions during preconstruction phases.
  • Source vendor pricing and data to develop accurate cost estimates for prequalification, budgets, and final system costs.
  • Work closely with design teams to ensure construction documents and specifications adhere to established budgets.
  • Coordinate with project teams to plan construction logistics and schedules, focusing on mechanical system integration.
  • Facilitate coordination of timelines across structural, architectural, electrical, and mechanical trades to ensure seamless project execution.
  • Mentor junior team members in preconstruction best practices and industry standards.
  • Support system troubleshooting and commissioning processes during project startup.
Job Qualifications and Requirements:
  • B.S. in Mechanical Engineering, Architectural Engineering, or a related field.
  • Completed coursework in fluid dynamics, thermodynamics, and heat transfer.
  • 5+ years of practical experience in HVAC, plumbing, or mechanical systems within a preconstruction or design context.
  • Proficiency in sizing piping systems (hot water, chilled water, process piping, steam, domestic, waste, and storm).
  • Expertise in sizing ductwork for low- and medium-pressure supply/exhaust systems, with familiarity with SMACNA standards.
  • Strong knowledge of building codes, including IBC, IMC, IPC, IECC, and IFGC.
  • Ability to select and size equipment using manufacturer catalogs and specifications.
  • Demonstrated ability to assess and evaluate existing mechanical systems for performance and feasibility.
  • Excellent written and verbal communication skills for technical reports, proposals, and client interactions.
  • Proficiency in PC operations, Microsoft Office Suite, and experience with estimating software (e.g., QuickPen/Trimble) is a plus.
  • Working knowledge of architectural, structural, electrical, and fire protection drawings.
  • Ability to collaborate effectively with cross-functional teams to meet client objectives.
  • Familiarity with direct digital, electric, and self-contained temperature control systems and their associated costs.
  • Commitment to maintaining safety standards in all work environments.
  • Ability to thrive under pressure, adapt to changing priorities, and respond effectively in high-stakes situations.
